The Short Version

East Falls is one of those neighborhoods that surprises people. Tucked along the Schuylkill River between Roxborough, Germantown, and Manayunk, it has a small-town, village feel that’s genuinely hard to find this close to Center City. Hilly streets, solid housing stock, a Schuylkill River Trail out your back door, and a tight-knit community that takes serious pride in where they live. Locals call it “The Falls,” and once you spend some time here, you’ll understand why people who move in tend to stay.

A Little History

East Falls gets its name from a geographical feature most people don’t know about: the Falls of the Schuylkill, a natural waterfall where the Schuylkill River descended from the Pennsylvania Piedmont to the coastal plain. In colonial times, this was the highest point on the river navigable by boat, making it a natural hub for trade and transfer to the road networks that became Ridge Avenue and Germantown Avenue. The falls themselves disappeared in 1822 when the construction of the Fairmount Water Works dam four miles downstream raised the river level, but the name, and the rocks still visible above the waterline, remain.

Before European settlement, the Lenni Lenape inhabited the area around the lower Schuylkill and Wissahickon Creek, whose confluence with the Schuylkill sits at the edge of the neighborhood. The Lenape name for the Wissahickon, “place for catfish”, tells you something about what this stretch of river looked like before the city arrived.

The neighborhood’s most famous resident is probably Grace Kelly, the actress and Princess of Monaco, who grew up at 3901 Henry Avenue. Her brother John B. “Jack” Kelly Jr. was an Olympic rowing champion, and the riverside drive that runs along the Schuylkill now bears his name. The Kelly family legacy is woven into the identity of East Falls in a way that’s genuinely local, not just trivia.

Thomas Jefferson University (formerly Philadelphia University) anchors the eastern end of the neighborhood, and Thomas Mifflin, Pennsylvania’s first governor, called East Falls home. This is a neighborhood with depth.

East Falls Today

The commercial heart of East Falls runs along Ridge Avenue, with a secondary cluster around Conrad Street and Midvale Avenue. It’s not a long stretch, this is a compact neighborhood, about 0.7 square miles, but what’s here is good, and it keeps getting better. Local restaurants, a beloved brewery, coffee shops, a community theater, and enough bars to keep a Friday night interesting without feeling like a bar district.

East Falls has been growing steadily, and new development along the Ridge Avenue corridor and the riverfront has added energy without overwhelming the neighborhood’s character. It’s the kind of place that’s still on the right side of the discovery curve.

Kelly Drive & the Schuylkill River Trail

One of the great urban recreational corridors in any American city. Kelly Drive runs along the river with dedicated lanes for cyclists and runners, sweeping views of the Schuylkill, and connections to Fairmount Park and the broader trail network.

The Housing Stock

East Falls is primarily a rowhome and twin market, with the solid brick construction Philadelphia does so well. Roughly 80% of the residential housing stock is rowhomes and twins, with a smaller percentage of detached singles, and some condo and townhome options in newer and converted buildings along the riverfront.

Getting Around

East Falls has two SEPTA regional rail stations, Queen Lane and East Falls, on the Chestnut Hill East line, putting Center City about 20-25 minutes away. Kelly Drive provides a scenic route south toward Center City. For cyclists, the Schuylkill River Trail is essentially a dedicated commuter lane to downtown.

The Bottom Line

East Falls is compact, connected, and seriously underrated. It has the river, the trails, the community, the food scene, and the housing stock, all within a walkable, village-scale neighborhood that’s closer to Center City than most people realize.
